What the rent covers

Everything below is in the monthly figure. If it is not on this list it is not included, and we would rather say so here than in your second month.

    Heat, light and water

    The grain store holds its heat badly and we have stopped pretending otherwise. The radiators come on when the building needs them and the bills are ours.

    Broadband on its own line

    Laid to the building rather than borrowed off the coffee house. You get a socket in the room, and nobody upstairs can slow you down.

  • 03

    A door that locks, and a key that is yours

    Studios and offices only. A desk gets a locker instead, which is at least honest about what a desk is.

  • 04

    The goods lift and the yard

    Booked on the sheet by the loading door. Kilns, benches and anything that arrives on a pallet go up this way, and the lift takes more than it looks.

    Post taken in at the front desk

    Signed for, held, and not opened. Couriers already know the address, which saves the conversation about the cobbles.

  • 06

    Somewhere to put people

    Two meeting rooms off the landing, booked by the hour. Included up to a point and charged plainly after it.

The top of the grain store

The second floor is where grain sat waiting for the tide, which is why the windows are small and the floor is thick enough to take a printing press without anyone asking a structural engineer first. Four studios are up there now and the beams are still doing the job they were cut for.

It is the warmest part of the building in winter and much the hardest to get furniture into. Both of those are worth knowing before you take it rather than afterwards.

The east range stood open to the weather for longer than it ever stood as a warehouse. What is now four offices was, when the first of these was taken, a floor with grass growing on it and two walls that had to come down before anything could go up.

Finding us

Which door to come to

The quarter has three entrances and only one of them is obvious from the road. Deliveries and viewings do not use the same one.
